A ceiling stain marks where water escaped a cavity, not where it entered it. Water can travel a long way along a joist before it finds a seam.
Three Very Different Causes
- Plumbing: supply lines and drains running above the ceiling, or fixtures on the floor above
- HVAC: condensate pan overflow and blocked drain lines, which in Florida is an extremely common source of ceiling staining
- Roof and envelope: intrusion at flashing, penetrations, valleys and wind-driven rain
How the Cause Is Narrowed
Timing is the first clue. Staining that appears or worsens only after heavy rain points at the envelope. Staining that tracks with air conditioning runtime points at condensate. Continuous wetting with no weather correlation and meter movement points at pressurized plumbing.
From there, moisture mapping locates the wettest area of the ceiling, thermal imaging can reveal the shape of the wet zone above the surface, and access is planned at the highest point of moisture rather than the center of the stain.
Why Prompt Action Matters
Wet drywall loses strength, insulation loses effectiveness once saturated, and a warm humid cavity supports microbial growth. Sagging or bulging drywall holding water should be treated as a safety issue and not probed casually.
