Water Damage With No Visible Source

• Pressurized supply: continuous, weather-independent, registers at the meter
• Use-dependent drainage: appears only when a specific fixture is used, no meter movement
• Mechanical condensate: correlates with air conditioning runtime, common in Florida
• Envelope intrusion: correlates with rain, wind direction or irrigation cycles

Keep a short log for a few days: when water appears or grows, what the weather was doing, whether the air conditioner was running, and which fixtures were used. That log frequently narrows four categories to one before any equipment is involved.

Also check the obvious mechanical suspects — the condensate line and pan at the air handler, the water heater and its pan, the refrigerator line, and the washing machine box.
